Management for Re-inspections of Asbestos

If you are a property manager, you will need to set an annual budget to comply with the statutory requirements of the Control of Asbestos Regulations 2012. There is no getting away from it, completing your annual asbestos re-inspections is something you simply must do.

All too often a property manager is simply someone who has to sign off the order for an asbestos re-inspection every year, without ever really having to worry about the cost too much.   • other potential risk systems

What is Legionella?

Legionellosis is a collective term for diseases caused by Legionella bacteria including the most serious Legionnaires' disease, as well as the similar but less serious conditions of Pontiac fever and Lochgoilhead fever. Legionnaires' disease is a potentially fatal form of pneumonia and everyone is susceptible to infection. The risk increases with age but some people are at higher risk including:

  • smokers and heavy drinkers
  • anyone with an impaired immune system
  • people over 45 years of age
  • people suffering from chronic respiratory or kidney disease
  • diabetes, lung and heart disease

What we do during a Survey Safe™ re-inspection visit

Our Asbestos Re-Inspection service includes:

  • Re-inspection of any previously identified Asbestos Containing Materials (ACM), this ensures your compliance with Control of Asbestos Regulations 2012, usually referred to as 'CAR 2012' regulations
  • Updating your existing asbestos records including any Property Management Systems
  • We take photographs of all Asbestos Containing Materials to allow for any deterioration to be properly tracked and recorded
  • Detailed reports advising where there have been any changes in the condition or risk levels.

How often you need to have an asbestos inspection will rather depend on the type of Asbestos Containing Materials, the location of said materials and by the activities taking place in that specific area. In most instances it is expected that a re-inspection would not exceed 12 months. High risk items should be re-inspected more frequently.
